Material options for flat roofs

Flat roofs have increased in popularity with the rise of modern home design, even though this style has a reputation for leaks and costly repairs. These leaks and repairs happen when the design construction is not properly completed. You see, flat roofs are not actually flat. They are designed to have a 1/4–1/2 inch lift for every foot of material. This lift allows water to drain.

If you’re contemplating having a flat roof installed on your home, you’ll need to choose between flat roof materials.

Materials for flat roofs

  • PVC Membrane
  • Built Up Roof
  • Spray On Roof

The cost of roofing materials

In most cases, the cost will be broken down into two parts. Part one is when you hire a contractor to complete your roof project. Contractor fees are usually a standard price based on the square footage of the roof. Part two will be the material costs.

Some companies will have you pay for the materials yourself while others have you purchase materials through them. If you’re on a tight budget, you should estimate both options; you getting the materials and the company providing them.

The cost of the PVC membrane is usually $7.50-12.50 per square foot. Built-up roofing costs an average of 6.50-9.50 per square foot. And, finally, spray-on roof is the cheapest option at $3.50-6.50 per square foot.

Other roofing materials to consider

Ask your roofing contractor if these other roofing materials may be a better option for your project:

  • TPO
  • EPDM Rubber
  • Metal
  • Solar panel
  • Shingle
